Job Title: Assistant Manager – Business Development
Department: Business Development & Legal
Role and Responsibilities:
Prepare a business development strategy for the company
Understand the real estate market and identify key cities/geographies for business growth
Identify key micro-markets for the company in each city / geography
Identify / develop relationships and network with land agents, architects, liasoning consultants, government agencies, local bodies and neighbourhood stakeholders
Create a pipeline of projects/land parcels for the company
Evaluate each land parcel
Undertake valuation of properties
Prepare a business case / preliminary business plan for each land parcel
Identify key risks for the land parcel
Prepare a detailed proposal /financial model/term sheet and negotiate with the land owners in consultation with architects, project teams, sales and finance departments
Negotiate with the land owners and execute MOUs / term sheets
Complete / coordinate legal, environmental and technical due diligence
Negotiate, finalise and execute definite documentation including sale agreements and JDA
Understand local rules, bylaws and DC rules, RERA compliances,
Prepare applications and coordinate for project approvals
Coordinate for post-commencement related issues related to land and approvals
Prepare memos for internal documentation/approvals in corporate formats
Handover the signed and approved project to the Projects Departments

Experience: 5 to 10 years into Real estate Industry

Must have 7+ Years in managing 50+ CPs and delivering sales through Channel Partners.
Must be a sales champion in closing individual and group sales deals.
Must be experienced in organizing CP Events single-handedly and delivering results.
Responsible for selling Rowhouse, Apartments and Plots.
Go-getter, Organized, should be able to manage end-to-end Real Estate sales from Client Acquisition to retention, timely collection and generate referrals.

Handling Direct sales and channel Sales Management for selling the VBHC projects in various communities in the market.
Regularly conducting corporate shows, marketing activities, and banking activities to improve the sales in particular projects and supporting CRM
Should be able to achieve the monthly sales targets and help in the company’s profitability
Conduct business in such a manner that the brand value of the company is enhanced
Introduce new methods to enhance sales of flats
Developing and negotiating contracts integrating contracts with brokers and media partners for sales operation
Ability to close sale deals by coordinating requirements

Site Visit: To Generate Site Visits for existing projects and Site Visits for the New Launches.
Lead to Site Visit: To achieve the Lead to Site Visit at a conversion
Lead Creation & Lead Management: To ensure that all leads generated are serviced according to the process defined and new leads of CP and Referral are been created in accordance with the company policy
Business contribution across SOA: To ensure that against Sales Target, generated from Channel Partner & comes from Existing Customers Referrals.
Knowledge, Skills, Abilities (KSAs)
The candidate must be from a BPO/ Real estate background with 0 to 6 years experience.
Candidate should have a positive attitude & should be goal-oriented
Candidate should have good communication & convincing skills
Excellent conversational and customer service
The candidate should be fluent in a minimum 4 languages English, Hindi, Kannada and Tamil
Should know how to work on reports in Excel.
Proficient computer skills including Microsoft Office and in-depth knowledge of data mining and Internet research.
Experience: Minimum 0 to 6 Years in Real Estate Industry
Responsible for customer insights, analytics and predictive buying behaviour leading to better prospect segmentation, profile targeting & product positioning.
Timely reporting and MIS generation for business and campaign performance.
Responsible for call quality and on-call customer experience.
Servicing of leads generated from the ATL and BTL marketing activities and driving productivity in terms of walk-ins and bookings from the Contact Centre team.
